Learn How We Report What We Cannot Inspect

Occasionally we encounter circumstances where we are unable to fully inspect an item or system which normally appears in our reports. When this happens we will identify the item or system we could not inspect, the reason we could not inspect it, and list the steps we recommend you take next.




What sorts of items and systems cannot be inspected?

Usually items and systems which are not inspected are either obstructed or hazardous to access:

Obstruction by household possessions or debris is a common inspection limitation - in this case a half a garage full of stored items blocks access to the main electrical shut-off panels.

Inspectors are not allowed to relocate owner's or tenant's possessions to obtain access in such circumstances.

Lack of safe access to electrical or plumbing is another common problem - in this case the live electrical wiring inside the  service disconnect for the air conditioner compressor (the box on the wall) cannot be accessed except by reaching across the wet shrubbery and air conditioner.   Under these conditions the inspector cannot safely inspect the disconnect.
